Where our data comes from

What we deliberately do not index

We do not scrape LoopNet, Crexi, BizBuySell or CoStar. Their terms of service prohibit automated access, and those hosts are blocked at the code level in our crawler rather than merely left out of a config file. If you want their inventory, you need their subscription. What we offer instead is the inventory that is genuinely public, presented properly.

We also stop crawling any source whose robots.txt does not permit our crawler, even when the pages are publicly readable:

How we crawl

• · We identify ourselves honestly as UnitListedBot with a contact address.
• · We honour robots.txt, including the crawl delay each site asks for.
• · We fetch listing pages once a night, not continuously.
• · We link back to the original listing on every detail page.
• · Broker contact details come from the public listing page and are shown to buyers who ask for them, never resold in bulk.

Accuracy

Figures are transcribed from the source listing and can be out of date or wrong at the source. A cap rate we show as "implied" was calculated by us from NOI and asking price, not quoted by the broker. Always verify with the listing broker before you transact. If you spot an error, or you are a site owner who would rather not be indexed, tell us and we will fix or remove it.
